Duties: As a Service Technician, you will report to the Community Director and be responsible for carrying out all maintenance of the property. Your duties will include, but are not limited to: Regular attendance to work. Performing all maintenance and repair work (major and routine) for the apartments, supportive buildings, common areas, breezeways, irrigation systems, and grounds. Completing all service requests within one business day except in extraordinary circumstances. Completing turnkey work in vacant apartments, including debris removal, repairs & replacement, paint, lock & key rotation, and inspection. Coordinating housekeeping and carpet & floor repairs as needed. Ensuring the maintenance shop is neat, organized, inventoried, and adequately stocked to perform the make-readies, service requests, and other routine maintenance of the community. Being on call for 24-hour emergency maintenance service while maintaining a professional demeanor at all times while on duty or on call. Following the Fair Housing Act at all times. Providing technical guidance to personnel engaged in the maintenance, repair, adjustment, or replacement of all mechanical and architectural systems related to the apartments. Performing and completing Preventive Maintenance Reports semi-annually on Building Exteriors, HVAC, and Recreational Equipment, and quarterly on all Units, Leasing Office, and Laundry Facility. Performing maintenance, repair, and operational tasks on swimming pool equipment. Painting all interior and exterior surfaces related to the apartment community, including parking lot striping, curbs, handrails, utility devices, and other painted or stained external units. Any and all other duties as assigned. Qualifications: We are looking for candidates with the following qualifications: HVAC or EPA certification preferred. Pool operation and maintenance experience preferred. Minimum 3 years related work experience preferred. Knowledge of electrical and mechanical aspects of appliance repair, knowledge of HVAC troubleshooting and repairs, basic understanding and competency in electricity, refrigeration, plumbing, carpentry, appliance repair, and irrigation systems. Must be available to work in an on-call capacity as related to our 24-hour routine maintenance guarantee. Physical Demands: Must be able to lift objects up to 75 lbs. Must be able to bend, stoop, and twist into small areas. Must be able to bend forward when picking up objects from the ground, etc. Must be able to reach overhead for an extended period due to overhead repair work.
